LPT Holdings (d/b/a LPT Aperture Holdings or “LPTA”), parent company of LPT Realty and Aperture Global Real Estate, today announced its acquisition of Speculo, the AI-powered database engagement company behind Remi. Speculo helps real estate professionals and organizations identify consumer intent within their existing databases and signals when human engagement is most likely to create value.

Speculo will continue to operate under its own brand and on a brokerage-agnostic basis, serving real estate operators across a range of organizational models. The acquisition expands LPTA’s portfolio of industry-facing growth platforms and provides Speculo with additional resources to accelerate product development and growth across the U.S. and Canada. Terms of the transaction were not disclosed.
Founded in 2024 by Riley VanderKaay and Bobby Moats, Speculo has worked with more than 300 real estate organizations and supported millions of consumer conversations. Its platform centers on Remi, an AI teammate that engages clients and identifies changes in intent to help agents focus their attention on the conversations where human involvement matters most.
Speculo expands LPTA’s portfolio of AI-supported consumer engagement platforms beyond dezzy.ai, adding a proven, brokerage-agnostic platform with particular strengths in multichannel database engagement, intent detection, and timely agent involvement. The acquisition broadens LPTA’s ability to support agents throughout the consumer relationship while keeping the agent, not the technology, at the center.
“Real estate has spent years optimizing systems for lead volume, when what agents and operators actually need is a system that identifies intent,” said Riley VanderKaay, co-founder and CEO of Speculo. “Remi works inside the existing database to identify changes in consumer behavior, surface the conversations that matter, and signal when an agent should engage and what value they can bring. Robert shares our belief in an AI-supported future that remains human-first, and with LPTA’s backing, we’re excited to scale that impact across the industry.”
“Every real estate business has relationships and opportunities buried inside its existing database,” said Robert Palmer, founder and CEO of LPT Aperture Holdings. “The challenge is knowing who needs attention, why and when. Speculo has built that capability at scale. We are investing to help Riley and Bobby make it available to more agents and operators across the industry; not to make it exclusive to any one brokerage or organizational model.”
VanderKaay and Moats bring complementary real estate backgrounds to Speculo. VanderKaay founded a pay-per-click marketing agency in 2020, later took over a brokerage, and was named to the Forbes 30 Under 30 Local Columbus Class of 2025. Moats built a RealTrends Verified-recognized team in Texas before serving as Director of Labs at a national brokerage franchise, where he worked on technology and the tech-enabled agent model at scale.
Since launching two years ago, Speculo has partnered with teams including Ashton Group, Empower Home Team, and Oldham Group. The company is now a two-time finalist in the 2026 Inman Innovators Awards, with Remi recognized in the Most Innovative Lead Servicing Solution and Most Innovative Client Experience Solution categories.
Speculo’s nominations join four additional 2026 Inman Innovators Award finalist spots for LPTA: Innovator of the Year (Robert Palmer), Company of the Year (LPT Aperture Holdings), Most Innovative Brokerage (LPT Realty), and Most Innovative Marketing or Branding Campaign, recognizing dezzy.ai’s inaugural Dezzy Awards program. Dezzy is the first internal brokerage recognition initiative to name winners at the national, state, city, and ZIP code levels, amplified by a paid media campaign in The Wall Street Journal and USA Today.
The acquisition advances LPTA’s strategy of investing in independent growth platforms that can support the full range of residential real estate organizational units, from individual agents and solo practices to real estate teams and larger enterprises. Speculo joins RESIDE Platform in LPTA’s growing portfolio of brokerage-agnostic platforms serving the broader industry.
